MM for the Beginning of May 2008

Well it's not Monday, but it's the beginning of a new month, and since it's been a bit light on manifestation requests, I'm taking the liberty of posting one here. Remember, if you have a need, send it to jb AT mentalmanifestation DOT com.


First, I'd like to thank everyone who lent their energy to my estate/property sale issue. I've kept mum on the results because I prefer to wait until things are in stone before putting them out there—old limiting belief about "jinxing things" that I need to clear out, I guess—but it's time for an update.

We DID get an offer on the lot containing the house (the pivotal lot that allows for the closing of the estate to occur) and today (April 30th) was supposed to be the closing. We've been in negotiations for a month. There have been many counters back and forth. Last week, we signed the final sales contract and had a closing date.

Monday, we received a request from the buyer for an increase in the extra percentage required by their bank as downpayment. This means re-negotiating at a higher price to cover the extra fees, rewriting the contract and signing everything again. The constant changes have meant delay after delay because the closing date keeps being moved ahead.

This also delays distribution of the estate and has had a domino effect on my life.

So I'm asking for the following outcome—or something better. My preferred outcome is that the response we are giving them today is the FINAL counter; that the buyers accept it as stated and set a closing date for early next week (seven days from now or less); that all required fees, costs, and other hidden charges are now fully revealed and accounted for; and that the deal goes off without further delay, promptly and efficiently. I'm visualizing having the profit check in my hands by Wednesday, May 7, 2008 and the estate distributed completely by May 14, 2008.

OR... if this is the wrong deal, then I'm asking for a NEW bidder to appear within the next 36 hours who is ready to pay very close to our asking price, has financing, has their own downpayment funds, and wants a closing date of May 14, 2008 or earlier, and that THIS deal goes off quickly, efficiently and most beneficially to all concerned.

The short form preferred outcome is: either the deal currently on the table as of May 1, 2008 is IT and it moves to immediate completion easily and perfectly, OR a better bid comes in within 36 hours that will also complete quickly—whichever is better.
